This project involves the transformation of Bentinck House, a former office building in Westminster’s Fitzrovia, back to its historic residential use through a sensitive retrofit and extension strategy. The Permitted Development submission for office-to-residential conversion was approved, enabling the delivery of 24 high-quality apartments arranged over eight floors, with a diverse mix of homes ranging from studios to four-bedroom family units.

Building on the approved scheme, a subsequent pre-application proposal explores the extension of the building by approximately 900 sqm, addressing a “missing tooth” in the townscape where the existing structure sits noticeably lower than its neighbours. The design approach focuses on carefully restoring the urban frontage and extending the building to better align with its surrounding context, while responding sensitively to the adjacent conservation areas.

The proposals upgrade the existing fabric to create a highly insulated, all-electric residential building, combining restoration of the historic townscape with renewal of use. The project establishes a sustainable long-term future for the building, delivering new homes in a highly sensitive central London location.
