This feasibility study explores the development potential of a constrained site within the Tunsgate Quarter, located in Guildford Town Centre Conservation Area. The proposal examines opportunities and limitations for new development while ensuring a sensitive response to the historic urban context.

 

The scheme envisages a new six-storey residential building delivering approximately 831 sqm GEA and 10 high-quality apartments, each with private outdoor space. The project also includes targeted improvements and an extension to the adjacent existing building, enabling the reorganisation of uses across the site.

 

The design strategy prioritises contextual integration, careful massing, and respect for surrounding buildings, alongside a strong commitment to sustainability. In response to the ecological crisis, the study promotes low-impact construction methods, green and blue roofs with integrated photovoltaic panels, and a reduction in car dependency through relocation of on-site parking to a nearby multi-storey facility.

 

The proposal demonstrates how a compact town-centre site can be intensified responsibly, delivering new homes, improved functionality, and tangible environmental benefits within a sensitive conservation setting.
