PSA helps clients decide what should be retained, changed, extended or reprogrammed so an existing property can support a credible next use. The work connects the value already present in the building with planning context, development objectives, technical constraints and the needs of future users.

Experience-Led Design & Spatial Storytelling

PSA defines the audience, programme, arrival, visitor journey, key moments, atmosphere and spatial identity that make a place coherent and understandable. This approach can strengthen cultural, hospitality, leisure, entertainment and mixed-use projects, whether they involve an existing asset, a new building or fit-out.

These are complementary lenses, not separate service tracks. They can be applied together or independently across existing buildings, repositioning projects and new-build developments.

Prepare and coordinate the architectural information required for the agreed planning route.

7 | Confirm the Build Decision

Review consent, scope, cost and delivery information with the client and specialist team before committing to procurement.

8 | Tender and Select Contractor

Prepare tender information, respond to queries and support comparison of contractor returns within the agreed scope.

9 | Protect Design Quality

Review the contractor’s detailed drawings, proposed substitutions and work on site to help the client maintain the agreed design intent and quality.

Our Services

1 | DEVELOPMENT STRATEGY & BRIEFING

Clarifying the development objective, project priorities, users, constraints, stakeholder requirements and consultant inputs. The work can include an asset review, use and programme options, development principles and a clear brief for the next stage.

2 | FEASIBILITY STUDIES

Testing spatial capacity, access, use mix, massing, planning context and key project assumptions before a preferred direction is fixed. The output makes the options, risks, information gaps and recommended next steps clear.

3 | DESTINATION & EXPERIENCE STRATEGY

Defining the audience, programme, arrival, visitor journey, key moments, atmosphere and identity so the property works as a coherent place rather than a collection of uses. Relevant to cultural, hospitality, leisure, mixed-use and entertainment-led projects.

4 | CONCEPT DESIGN

Developing the preferred direction through architectural plans, sections, massing, facade, material and spatial principles. The concept connects context, planning, development objectives and intended user experience.

5 | PRE-APPLICATION & PLANNING

Preparing the architectural strategy, drawings and presentation material required for pre-application meetings, planning discussions and full planning applications. PSA can coordinate the relevant architectural and consultant inputs within the agreed appointment.

6 | TENDER PACKAGES

Preparing the architectural information needed for contractors to price the work on a clear and comparable basis. Depending on the procurement route, this may include drawings, schedules, specifications, tender queries and support during tender review.

7 | DESIGN REVIEW & CONSTRUCTION SUPPORT

Providing client-side support through technical design and construction. Reviews of the main contractor’s drawings, specifications and proposed changes, alongside site visits, help protect the agreed design intent, architectural quality and user experience.
