CONTEXT

The project considered the future of an existing office building in central London and the opportunity to return it to a residential use associated with its historic context. The early development route needed to distinguish what could be achieved within the existing envelope from the additional value and complexity of a further extension.

ARCHITECTURAL RESPONSE

Permitted development approval established a residential conversion of 24 apartments across eight floors. A separate pre-application process then tested approximately 900 sqm of additional accommodation. The work connected use change, spatial planning and a further development proposition rather than treating them as one undifferentiated scheme. The environmental direction described in the project material included an all-electric approach and improved insulation. These remain project design intentions unless completed performance evidence is available.
